How to Become a Realtor in Florida and Associated Costs
Basic Licensing Requirements
Application: Visit the Florida Department of Business and Professional Regulation – Here you will need to apply for your real estate license. Select the appropriate option, then Real Estate and the license you are applying for; if this is your first time select Sales Associates and then the Application for Sales Associate License. Verify that you meet the minimum requirements of holding a high school diploma or its equivalent and being 18 years of age or older. A background check is part of the licensing process. You can apply online or with a paper application.
Fingerprints: You will need to visit the local Pearson VUE testing center to have your fingerprints taken electronically. This can be scheduled at your convenience. Be sure to bring 2 forms of ID! View the Fingerprint FAQ.
Pre-Licensing Course: After you have submitted your application, you should complete a Florida Real Estate Commission approved 63-hour Sales Associate pre-licensing course. We recommend the Bob Hogue School of Real Estate and the Cooke Real Estate School. The course can be taken in a live classroom setting which usually lasts about 2 weeks or it can be taken online at your own pace. After you have completed the pre-licensing course, you will have to pass an end-of-course exam which usually consists of 100 questions covering the course material. If you do not pass the exam, you will need to wait 30 days before you can take it again.
State Licensing Exam: Shortly after passing the end-of-course exam, the State of Florida Department of Business and Professional Regulation will send you a username and password that you will need to schedule your state exam with the Pearson VUE testing center. You are usually allowed 3 hours to complete the exam and the results are printed out instantly. If you do not pass the exam, you can schedule a new test almost immediately.
Current Fees for Licensure Application and Examination:
DBPR Application 5.00
Electronic Fingerprinting .25
Pre-Licensing Course 0-0
State License Exam .50
Post Licensing/Continuing Ed 0-0 / year
Choose a Local Real Estate Broker
As soon as you pass the state licensing exam, you are allowed to legally practice as a real estate sales associate. You will need to “hang” your new license with a local real estate broker or office. When selecting an office, consider the value that the broker brings to the relationship and what support you will receive. Some brokers charge transaction fees, administrative fees, desk fees, website fees, advertising recovery fees, insurance fees, telephone fees, printing/copying, etc.
At a minimum, the new office will ask you to sign an Independent Contractor Agreement and fill out an Agent Information Sheet. You should be given a copy of the Office Policy and Procedures Manual, door keys and a username and password for the office software and email.
REALTOR® Membership
Not all real estate licensees are Realtors. According to the Florida Realtors, Realtor is a registered collective membership mark that indicates the licensee is a member of the National Association of Realtors and the Florida Association of Realtors, through a local association of Realtors. Realtors must pledge to adhere to strict, enforceable standards set forth in the Realtor Code of Ethics. These are the only licensees who may proudly display the Realtor trademark “R” logo and refer to themselves as a “Realtor.”Below is an example of Joining for the Alachua County Association of Realtors. Although the fees vary slightly by local board, the process and fee structure is similar throughout State of Florida. Your state and national Realtor dues will be collected by the local board.
Florida DBPR RE 10: Your new broker will need to sign this form activating your license under the company. Bring this form to your local board of Realtors along with a copy of your real estate license or license number.
Application: You will need to fill out the Realtor Application and return the Application to your local board. You can usually get an application from your broker.
Board Fees and MLS Dues: When you join your local board, you will also join the state and national associations FAR and NAR. The dues for these memberships are billed annually. You will pay a one-time application fee and a pro-rated amount of the annual dues depending on when you join. MLS or Multiple Listing Service Dues are also billed annually. These dues are necessary for you to gain access to the listings in the MLS.
Supra Lockbox Keys: The board has several options for Supra electronic lockbox access. In order to show properties, you will need to have one of these keys. We recommend the Active Key because it is simple and easy to use. There are other versions that work through your cell phone but we have found them to be slower and less reliable than having a dedicated key. There is a one-time activation fee and the annual fees are pro-rated depending on when you join.
Current Fees (avg) for REALTOR Membership and MLS Access:
Realtor Membership Application 0.00 one time charge
Realtor Membership Dues 6.00 billed annually
MLS Dues 2.00 billed annually
MLS Token .36 one time charge
Supra Key Activation .00 one time charge
Supra Key Fees 4.92 billed annually
This means (using our example above) that your first year would cost approximately ,900 in membership and licensing fees. Excluding one-time fees, subsequent years would cost around ,300.
Learning What Makes A Good Realtor
Before you start the very complicated and stressful process of buying or selling a home, you should have an idea of what makes a good realtor. Hiring an incompetent realtor will only add to the mountain of things you have to worry about. On the other hand, hiring a great realtor will ease your mind and give you someone you can trust with important decisions regarding your home. A realtor is there to make the process of buying and selling homes easier and more enjoyable.
If you can avoid it, do not hire a realtor without a personal reference. Even if you have read reviews online, and checked out the company’s website, you never know who has written the reviews. The company could even be paying people to write good reviews. Talk to someone you love and trust, such as a family member or a colleague at work in order to find a great realtor. However, you should not blindly trust the person who gave the recommendation. Do your background research and make sure the realtor is qualified.
Realty is a business; plain and simple. You do not want someone conducting such an important business as selling or buying a home, with no experience in business. In addition to having some background with business, a background in financial planning as well as communications is a plus. There are many outstanding realtors who do not have college degrees, but all of them must have a license to practice realty within the state or province.
You can find out if your realtor has any credentials by simply asking them. In addition, realtors often display diplomas and certificates in their office. If their name or business name is followed by a title, you know they have earned some sort of certificate. Well known titles are GRI for Graduate Realtor’s Institute and SRES for Senior Real Estate Specialist.
Realtors are often very busy people and work with many clients at once. Make sure you get a realtor that is reputable and hard working, but who dedicates their time to you. Note whether or not the realtor returns your phone calls quickly. If you find that you are always struggling to get into contact with the person, they may not be worth your time.
Another important attribute is punctuality. If you are buying a house and your realtor is constantly late to meet you at open houses, it shows they are not dedicated. For those who are attempting to sell their house, having a realtor who has issues with punctuality could put the sale of your house in jeopardy. You do not want your realtor showing up late for a meeting with a prospective buyer.
If you ask a realtor for their resume, they should provide you with it. Look on their resume for their professional references and get in contact with them. It is rare for people to actually contact references, so you may find that the references they have listed actually had a bad experience with the realtor. Talking to someone who has worked with them in the past will bring great insight into their professionalism.
There are not many things to remember when it comes to what makes a good realtor. A combination of passion, dedication, professionalism, and reliability should do it. When you can tell that someone likes their job and they do it because they genuinely want to help you, then you will surely be satisfied with the service they provide.
Understanding What Makes A Good Realtor
People generally get into contact with a realtor when they are considering purchasing or selling a home. Realtors work as a negotiating party between the buyer and the seller. Knowing what makes a good realtor will help you select a professional that will do their job superbly. There is no reason you should hire someone who is under qualified or lacking in dedication. Follow a few simple steps to ensure that you get a top notch realtor for your buying and selling needs.
If you have a close friend or family member who recently bought or sold a home nearby, ask them for recommendations. They can either warn you of lousy realtors or give you a referral. Contacting a realtor who was personally recommended will ensure that you find someone that is professional and makes a good impression. Whether or not the person is actually a qualified realtor is still up for debate.
Find out your prospective realtor’s qualifications. Keep in mind that it is not required for a realtor to have a college degree of any sort, but some business certification, such as an Associate’s Degree in business is a plus. Realty is a skill that is learned and enforced by a strong business background. Do not hire someone without certifications because chances are they will do a less than satisfactory job.
Ask for proof of your realtor’s credentials. They should have some sort of diploma that shows their educational achievements. If they have certificates that are specific to realty, their company name may come with acronyms such as GRI or SRES. These acronyms specify that they have completed some course in realty training and are qualified to work as a professional realtor.
The more well-known and reputable your realtor is, the more clients they will have. This should not lead to you to being neglected as a client. A good realtor will be organized and knows how to allot their time appropriately. You should never have to wait a matter of days in order to get your phone call returned. Move on to a new realtor if you find this happening to you often.
You should also not put up with a realtor who cannot keep an appointment. A good realtor is punctual and responsible. Of course, extenuating circumstances arise and appointments need to be rescheduled from time to time, but if it becomes a regular occurrence, take your business elsewhere. Their lack of commitment to you could result in you losing money.
Passion and appreciation for their job is what makes a good realtor. If your realtor enjoys what they do and is dedicated to doing the best work possible, you are sure to get great service. Someone who works solely to make money is often incapable of listening to your needs and providing spectacular service.
